Wal-Mart owes back taxes, according to State of Wisconsin

Wednesday, August 29, 2007

According to the state of Wisconsin, Wal-Mart has avoided paying millions of dollars in state taxes by paying rent on 87 Wisconsin properties. The Wisconsin State Department of Revenue call this behavior “abusive and distortion of income.”

Wal-Mart is doing this by setting up one subsidiary to run all its stores and setting up another subsidiary to own its real estate. The operating subsidiary then pays the rental cost to the real estate subsidiary and takes a tax deduction for the rent. This money will, however, end up in the corporation’s own pocket.

As a result of Wal-Mart’s actions, the state tax auditors say that Wal-Mart owes more than $17.7 million in back corporate income taxes, interest and penalties from 1998-2000.

The Wal-Mart corporation claims that they are doing nothing wrong, rather they are taking advantage of an overlap of state and federal tax laws in an effort to reduce their taxes and costs.

Thursday, July 13, 2006

Buffalo, New York —According to the developer Savarino Construction Services Corporation, the proposed Elmwood Village Hotel which would be placed on the corner of Elmwood and Forest Avenues in Buffalo, New York has been withdrawn from the city’s Planning Board and Common Council and will undergo a “do over”; however, Eva Hassett, Vice President of Savarino says that the proposal will be resubmitted, from scratch by the end of next week.

The hotel would require the demolition of at least five properties, 1109-1121 Elmwood and would cause the closure of several businesses. Already, two businesses, Skunk Tail Glass and Six Nations Native American Gift Shop have relocated, outside the Elmwood Strip. Don apparel, H.O.D. Tattoo and Mondo Video still remain on Elmwood; however, Mondo Video is planning on moving to a new location. The hotel will be 72 rooms and will cost at least 7 million dollars to build.

“We’re lovers, not fighters. Our energies should be spent on developing a really wonderful project, not wasted in court. We’ll start over with a clean slate and take as much time as necessary to hear people out and end up with a very positive project for the neighborhood,” said President of Savarino Construction, Sam Savarino.

The hotel will not undergo any major changes in its design says Savarino. “We would anticipate little if any physical change to the plans.” He also alleges that the issues with the hotel were not with the design or the proposal and also says that the hotel is still right for the intersection.

“The perceived problem was with the process, not the proposal itself. We believe this is the right thing to do on that corner,” added Savarino.

According to the Buffalo News, the projects resubmission is aimed to “shed the lawsuits” against the proposal. The Buffalo News also claims that the Common Council members are all still “in favor of the project.” The proposal was unanimously passed by the council on March 21, 2006.

Attorney Arthur J. Giacalone who represents the plaintiffs, Nancy Pollina and Patricia Morris, who operate Don Apparel (a vintage clothing and collectibles shop at 1119 Elmwood Avenue), Angeline Genovese and Evelyn Bencinich, owners of residences on Granger Place which abut the rear of the proposed site, Nina Freudenheim, a resident of nearby Penhurst Park, and Sandra Girage, the owner of a two-family residence on Forest Avenue less than a hundred feet from the proposed hotel’s sole entrance and exit driveway, says that the hotel proposal was “inappropriately rushed,” but some council members disagree. Defendants in the lawsuit against the hotel are, Buffalo’s Common Council and Planning Board, Mayor of Buffalo, Byron W. Brown, Savarino Construction Services Corporation, Hans J. Mobius and his son Hans S. Mobius owners of the properties at stake, Pano Georgiadis, owner of Pano’s Restaurant on Elmwood, and Cendant Corporation, the parent company of Wyndham Hotels, which will be, according to Savarino, the hotel operator. Attorney David State is representing the city, Planning Board, Mayor Byron Brown and the Common Council.

“I don’t think it was a rush job,” said Dominic J. Bonifacio Jr., the council’s Majority Leader. He also alleges that the only way to make “it [the hotel] a better project and ease the concerns of some neighbors would be to find a way to provide more parking.”

In an exclusive phone interview with Wikinews, Giacalone states that the lawsuit against the hotel and the city “will not be moved [withdrawn] unless the Common Council resins their [prior] decisions in passing the proposal.” Giacalone also says that Savarino has yet to submit any new plans for the proposal to the city. He also says that he “still plans to represent all plaintiffs” if they wish to continue with the suit and the use of his services.

Giacalone rescheduled the preliminary hearing which is “still in place” for July 27, 2006. When asked if the properties are still owned by Mobius, Giacalone replied “yes” and that according to attorney Bob Knoer, the Lawyer representing Hans Mobius, the owner of the properties that could be demolished, there is “no contract between Savarino” and that Mobius “plans to put the properties back on the market.” Mobius has not returned phone calls or e-mails and has not yet commented on the situation or the proposal itself. The city denies these claims.

In an exclusive phone interview by Wikinews, area councilman Joseph Golombek states that the reason for the resubmission of the proposal was due to “a mistake in the Planning process” and that none of the council members have “indicated that they have changed their opinions on the hotel” and still remain in favor of the project.

“I still think the Hotel is a good idea for that part of Elmwood. For Elmwood to stay strong and vibrant it must continue to grow and adapt to change. It is a different community than it was twenty years ago and will be different in another twenty years. The opponents of the Hotel have the opportunity to challenge it and are doing that. Even though I disagree with them I am glad there is a safety mechanism for people who disagree with government. We need to keep moving forward,” added Golombek.

Supporters of the hotel proposal are planning on holding a rally to support the new development. WNYmedia.net claims that the first rally will be held to support the hotel proposal on July 17, 2006 at 5:00 p.m. on Elmwood and Forest, on the site of the proposed location. According to WNYmedia.net they “are tired of the anti development crowd in Western New York.” They also blast opponents of the hotel proposal calling them “bananas” and “nimbys.” People opposed to the hotel proposal are planning on “counter attacking” with their own protest on the same day and time.

How You Should Fill Out A Job Application

By Jill Avery

Now, it is time for you to look for work. Are you excited? Filling up the job application form is the first step of applying for a job so you need to be able to do it perfectly if you want higher chances of getting an interview and consequently, successfully get the job. So, are you ready to know some tips on how to fill out your first job application form?

Well, first impression always lasts. Therefore, you should start impressing people from the Human Resources Department when you get your job application form. You should wear appropriate attire when you ask for the application form. Be grateful and do not forget to say ‘thank you.’

When you already have the application form, read it first before filling them up. Make sure that you have all the information needed on the application form so you can completely fill the form later. In addition, be sure that you read the instructions carefully so you would not have any mistake with your application form. Following directions is very important and making a mistake on the first part of applying for a job is not an option.

[youtube]http://www.youtube.com/watch?v=ZPLiDnnbcEQ[/youtube]

Make a copy of the application form and do a practice-run for the application form. In this way, you would have an idea how many words will fit in the boxes, so when you already filling up the original form, you would know what adjustments you have to do so the information will perfectly fit on the lines and on the boxes. A very clean and neat application form may impress them and it who knows, it may give you points for an interview.

Consistency is very important when you filled up your application form. Be sure that you have consistent and accurate data because the recruiter will check for these things. The information you have on your resume should be the same with the data you include on your application form. The dates should be exactly as what stated on your resume. If the recruiter sees any discrepancy, he or she might think that, you are being dishonest and that will not give you good points. Also, do not give negative information on your form. You would not want the recruiter to have negative information about you if you really want to have this job.

After you have already filled-up the application form, do not give it back immediately to the HR Department. You still have to check it and make sure that there are no mistakes on the form. If it can still wait, it is better of you wait for another day and then check again the form for any errors you might possibly made. If you are a hundred percent sure already that the form is perfect, you can submit it to the office.

If you are confident about the job application form you submitted, then just wait for some days and you will be able to receive a call scheduling you for an interview.

Car crashes into house in Suffolk, UK, seriously injuring man

Sunday, March 24, 2013

A male driver has been hospitalised with serious head injuries after the car he was in crashed into the corner of a house in Suffolk in the east of the United Kingdom. Members of the fire service attended the incident scene, which occurred in the Carlton Colville district of the town of Lowestoft, approximately seven minutes after it was reported to emergency services at approximately 0145 UTC today.

Although three people were inside the house when the car impacted it, none of them were hurt. However, the driver sustained serious injuries to the head. The road where the crash happened was temporarily closed while emergency services freed the driver from the red Audi TT. He was initially hospitalised in the James Paget Hospital in Great Yarmouth. He was subsequently relocated to Addenbrooke’s Hospital in Cambridge.

Structural engineers have been asked to examine the house. The house has been vacated by its occupants as analysis continues, police reported. It is not clear if the collision has caused the building to leak gas.

The cause of the incident is unknown at this stage. “Collision investigators will be at the scene today as we try to ascertain exactly what has occurred”, said Sergeant Bob Patterson. The Suffolk Constabulary Sergeant added: “At this early stage we could not speculate as to what has caused the crash.”

Australian government provides $15.8 million for North Adelaide Technical College

Tuesday, June 27, 2006

Australian Minister for Vocational Education and Training, Gary Hardgrave has announced the government will provide AU$15.8 million to establish an Australian Technical College in North Adelaide. The minister said the government was entering into a partnership with the Archdiocese of Adelaide and consortium of industrial and manufacturing companies.

The North Adelaide college will be located in Elizabeth and be operated as an independent non-government school. The college is one of 25 to be established across the country.

Enrolments at the college will begin in 2007 and will offer courses in areas where identified skills shortages exist in the North Adelaide region, specifically – engineering, construction, electronics and cooking.

Mr Hardgrave said that the proposed college had been popular among the North Adelaide business community. “This important initiative has been well received by North Adelaide business and industry, and will help to address skills needs and provide opportunities for those in greatest need, including a lot of Indigenous students in the region,” Mr Hardgrave said.

“The fact that this College is being led by local employers, local government and other key stakeholders, means it will be truly industry and community driven,” he said.

Australian Technical Colleges were established to cater for year 11 and 12 students who wish to do an apprenticeship as part of their school education.

The Australian Education Union has expressed a number of concerns about the model put forward by the government. In a report, they claim that trade facilities at TAFE colleges (operated by state governments) will deteriorate as funding is diverted to the ATCs. The union is also concerned that ATCs are supposed to be selective VET schools. According to the union they will have selective entry and preferential funding. It is feared that teachers will be lured away from schools and TAFE colleges to higher paid positions in ATCs.

The Education Union suggested that the government invest in schools that already offer vocational education programs.

Sale Leaseback Asset Finance : 7 Reasons To Consider The Leaseback Financing Solution}

Sale Leaseback Asset Finance : 7 Reasons To Consider The Leaseback Financing Solution

by

stanprokop

Sale Leaseback is an often overlooked form of business asset financing in Canada. How does this financing work, and, more importantly, what are the benefits. Let’s dig in.

Let’s explore those potential benefits around the ‘ lease back ‘ of business assets, including by the way, real estate.

1. Some leasebacks could bring significant balance sheet and tax advantages to your firm. Although probably the majority of transactions are structured as term loans or capital leases it is of course possible to structure a deal as an ‘ operating lease ‘ – allowing the monthly payments to become an immediate expense. Depreciation benefits may also come to bear.

2. The possibility to structure a lease back can really be undertaken at any given time. If there is not immediate financing need (there usually is though!) your company has the opportunity to do a transaction when market conditions on rates are optimal. Today’s current low rates are clearly an example of that

3. The concept of considering lease backs is sometimes just all about focusing on what your business does best. The pro’s call it ‘ core competency. As an example many Canadian chartered banks have sold off their prestigious bank towers on Bay St, utilizing capital in other parts of their business. Pride of ownership is sometimes, unfortunately, a thing of the past in today’s competitive environment.

4. Many transactions in this area focus on elimination of debt – this often improves borrowing ratios which more traditional lenders focus on and allow capital to be deployed in other areas relative to growth, more profits, etc

5. Employing assets via a leaseback will often improve your firms overall return on investment.

6. The unique nature of this type of financing allows you to still use the assets you need – i.e. equipment, real estate, etc – you just don’t own them.

7. In many cases the selling of an asset allows owners to take out equity in their business – More often than not, in the case of real estate the assets are in a separate legal entity anyway.

Although some might view this method of financing as ‘ alternative ‘ in nature in reality its as much ‘ traditional’ in nature. Final rate pricing and structure depend on the overall asset and credit quality.

So should you check out sale leaseback financing? If any, or several, or all of our 7 benefits can help your firm seek out and speak to a trusted, credible and experienced Canadian business financing advisor who can assist you with you asset finance solutions.
